Services Provided: - Advertising: Weekly advertising in all local newspapers and on our available rentals lists outside our office. For Rent signs set-up and removed as needed. Full color photos of your rental listed on our website. Personal showings of your rental including evenings and weekends!
- Tenant Screening: Credit report, background check, including criminal records and previous landlord check.
- Leasing: Handle all aspects of leasing property (signing of lease agreement, walkthrough inspections, video tape condition of property at time of move in, and dispursing keys)
- Collection of Rent: Timely collection of monthly rent. If rent is not received, late notices are posted 6 days after rent is due, and late fees are charged accordingly.
- Accounting:
o Monthly rents sent to you by the 10th day of the month!, record all transactions (rent, security deposits, and maintenance expenses) o State of the art software provides detailed, easy to read financial reports for your CPA o Facilitate direct deposit in selected banks Maintenance: 24 hour emergency maintenance! Contracting quality vendors at great rates and passing the savings to our Clients. Obtain bids, schedule work, oversee project. - Inspections: Perform quarterly on-site inspections of your property.
Management Fee: Management fee is charged only on collected monthly rent (fee depends on number, size, and location of property) - 10 % One Unit
