Thank you for your interest in our rental.  Please fill this application out completely and legibly.  Attach a check or money order for a $35.00 (each single), $50.00 (married) non-refundable application-processing fee.  This fee can also be paid by credit card if you are unable to visit our office in person.  If you feel we should be aware of any additional information that was not requested in this application, please attach an additional letter or note.

 Upon approval of your application, the following is required:
 A)                A signed lease.
B)                All persons living or staying at the residence must be present at the time of signing and must also sign.
C)                A copy of a current Driver’s license, State issued ID or Military ID for all individuals listed on the lease.
 Once we receive your application, we will need at least 24 hours to process it.  If you have any questions, please don’t hesitate to call at (208) 667-8551.
 Additional Information: 

  1. There is a $200.00 pet fee for each pet that is Non-refundable.
  2. A $150.00 - $200.00 professional carpet-cleaning fee will be deducted from your security deposit upon vacating of unit leased from Northwest Property Management.

Rental Requirements
 

1.  Each applicant must be filed out completely.

 

(Any incomplete application will be returned to you for completion or a satisfactory explanation)
 2.  We must meet each applicant who will move into the property and who is over the age of 18 years.
 3.  We must also verify you identity with picture ID
 

4.  All information must be verifiable.

 

(If we cannot verify previous landlords and address, employment or any statement on your application, it will be rejected.)
 

5.  You must have sufficient income.

 

(The total of your rent and estimated utilities cannot exceed 45% of your monthly income before taxes and all your debts, such as car payments, credit card bills, consumer loans, etc., cannot exceed 65% of your monthly income before taxes.)
 

6.  You must have at least 1 year at your present job or in the same type of work or be able to show proof of income from another source.

 

7.  You must pay an application fee of $35.00 per single person, $50.00 per married couple.

 

(This is non-refundable if we process your application and it is denied or you decide not to rent the property.  If we accept another tenant before we have processed your application, your fee will be refunded to you.  We process applications in the order they are received.)
 

8.  We will run a credit check on you.

 

9.  If accepted, you must sign a rental agreement which spells out your responsibilities as a tenant and ours as a landlord.

 

10.  Your application may be denied under one or more of the following circumstances:

a.       If you have had a FED filed against you in the past five years.
b.       A judgment for financial delinquency appears on your credit reports, whether satisfied or not.
c.       You have unpaid collections.
d.       You have any debts which are more than 60 days past due.
e.       We receive a reference from a present or previous landlord which reports that you:
§         Were disturbing neighbors
§         Were gambling, engaging in prostitution, drug dealing, or manufacturing drugs
§         Did excessive damage to the property in excess of normal wear and tear
§         Were violent or made threats to the landlord or to neighbors
§         Moved without proper notice
f.         We are unable to verify landlord, employer, or other source of income.
g.       We are unable to contact and verify any reference within three attempts.
h.       You misrepresented any information on the application.
 

If you are accepted as a tenant and we discover later that you misrepresented any information on your application, your tenancy could be terminated immediately.
